Construction Contract Manager Blu homes
Blu Homes is seeking exceptional candidates for the position of Contract Manager, based in Blu?s downtown San Francisco office. The Contract Manager will work with Blu?s Project Management team to launch and manage BluServ Plus, Blu?s newest service line that offers a turn-key home-building solution to its growing national customer base. This position is highly critical within the growing Blu organization and will work with our national team to manage all construction-related contracts to achieve Blu?s profit and revenue goals.
Blu Homes is a fast growing innovative technology startup aiming to change landscape of the housing market with best-in-class precision built green houses. Using a uniquely integrated business model, and deeply proprietary information and building science technology, Blu empowers homeowners to design their homes with a free online 3-D configurator. The houses then are built in a Blu factory using a proprietary steel framing system that offers unique beauty, environmental performance and strength, delivered to sites nationwide, and finished by Blu teams. Ultimately, Blu?s mission is to provide home buyers and institutions worldwide with green buildings that are high quality, healthy, beautiful, and economical.
Key responsibilities:
Plan, direct, and manage Requests for Proposals (RFPs) to be sent to general contractors and sub-contractors for residential construction projects;
Manage RFI?s from contractors concerning RFPs and obtain responses before deadlines;
Analyze vendor responses to RFPs, ensuring competitive pricing, standardization and compliance;
Prepare and manage Contracts with chosen third-party contractors that are uniform, organized, an in compliance with company legal requirements;
Ensure all documents are supported by payment applications, lien waivers, required certificates of insurance and special permit requirements, as necessary;
Maintain and organize all documentation related to contractor relationships;
Assist Project Managers with managing Contract fulfillment work, including payment, compliance, and performance monitoring;
Build sub-contractor relationships over time and help to develop long-term standards;
Identify and maintain cost savings opportunities over time.
Key requirements:
Prior experience in construction contract administration/ management;
Familiarity with standard commercial contract principles, such as performance bonds, limitation of liability, indemnities, and warranties;
Demonstrated ability to read ?fine print? and understand legal requirements;
Analytical, organized, and pragmatic approach with focus on attention to detail;
Excellent communication skills, both written and verbal;
Sense of urgency and ownership; self-motivated to take on new challenges;
Ability to multitask and juggle multiple priorities in a quickly evolving environment;
Enthusiastic about collaborating to grow business at a high tech green home startup;
Ability to ?scale? with company and an interest in long-term career opportunities at Blu.
Experience:
Applicants must have at least 3 years of experience in residential or commercial construction contract management, including contract negotiations and RFP preparation;
Minimum associate?s degree.
