Reporting to the Director Construction Services, the Project Manager (PM) is responsible for all back-end and construction phases of assigned projects in North America.
PM will:
Manage assigned projects
Develop project schedules during the preconstruction ?Front-End phase?
Interpret plans, estimates and quantities of materials needed
Provide assistance with the front end team in project scopes of work and contractor selection
Be able to review blueprints and specifications, and convert that information into construction take offs
Review contractor quotations and complete purchase requisitions required
Identification and solicitation of potentially new subcontractors
Plan construction budgets, procedures and schedules.
Review bidding and contract documents to ensure adherence to the applicable requirements
Examine building contract documents and negotiate with building owners and subcontractors any change orders
Drive cost savings and value engineering to reduce project cost and increase margin by negotiating and coordinating the supply of labor and materials
Using skills acquired within the building trades, identify the most cost efficient ways of completing projects that will provide ModSpace with a competitive advantage
Provide documentation of construction progress including, but not limited to shop drawings, manpower, project forecast, schedules, delays, changes, and payments
Supervise construction sites and direct project superintendents and subcontractors to make sure standards of building performance, quality, cost schedules and safety are maintained
Provide coordination of site and off-site activities for personnel and vendors including publication and distribution of project schedules, coordination and sequencing of work activities and material flows and coordination with customer?s and other vendors as related to scopes and responsibilities
Approve payment to subcontractors by valuation of completed work
Ensure that building regulations, standards and by-laws are enforced in building operations
Track and manage pre-established project budget through final completion
Ensure project documentation and processes are maintained
Consult with architects, engineers and other technical workers to make sure that design intentions are met
Identify problem and/or risk issues; recommend and implement solutions
Communicate cost, schedule, and issue status and provide project status updates to customer and various project stakeholders
Monitor and document vendor?s job site safety programs as required
Develop business rapport with Customers and act as liaison to ensure Customer satisfaction
Establishment of a good rapport with existing subcontractors and manufacturers of modular products
Contribute in pre-bid meetings/job walks/and subcontractor qualifications as directed by the Director of Construction Services
Manage project schedules using Constructware
Ensure change orders are expedited, maintain change order log, and ensure work is completed
Drive NPS and customer satisfaction as they relate to project execution and installation

A successful PM candidate:
Has a Bachelor's degree with a construction or engineering preference or equivalent training and a minimum of 5 years of construction or engineering related experience
Is proficient in Microsoft Office, Microsoft Project, Spreadsheets, and has the ability to learn software (i.e. Constructware)
Is able to effectively read blue prints
Has a minimum of 5 years construction project management experience, with a solid background in building trades and/or site development
Is skilled in communicating accurately in verbal and written formats
Pays attention to detail and adheres to company processes and procedures
Is able to travel 60% of the time
Has a High School Diploma or GED - preferred
Has a Bachelor's degree - preferred
